NOTICE OF SUBSTITUTED TRUSTEE'S SALE

            WHEREAS, on October 26, 2016, MENA N. MINOR executed a Deed of Trust to THOMAS J. KING, Trustee for the use and benefit of COMMUNITY BANK, NORTH MISSISSIPPI, which Deed of Trust is recorded as Instrument No. 2016005928 of the records in the office of the Chancery Clerk of Sunflower County, Mississippi; and

            WHEREAS, by instrument dated November 9, 2017, COMMUNITY BANK, NORTH MISSISSIPPI, did appoint RICHARD G. NOBLE as Substituted Trustee in the place and stead of said THOMAS J. KING, said instrument having been filed for record on November 9, 2017, in the Office of the Chancery Clerk of Sunflower County, Mississippi, and duly recorded as Instrument No. 2017005416, of the records in said office, said notice having been actually spread at large upon said record prior to this date; and

    WHEREAS, MENA N. MINOR has failed to keep and perform the covenants and agreements contained in said Deed of Trust, has made default in the payment of the indebtedness named in the promissory note and Deed of Trust when the same became due, and the default now existing and all of the indebtedness having been declared now due and payable by the holder of said Deed of Trust, and the undersigned Substituted Trustee, ordered to sell the real property, and to do other things necessary in and about the foreclosure of the said Deed of Trust.

     NOW, THEREFORE, notice is hereby given that the undersigned, as Substituted Trustee, pursuant to the terms and conditions of the said Deed of Trust and for the purpose of paying the indebtedness and expenses related thereto, will, on FRIDAY, DECEMBER 22, 2017 within legal hours, being between 11:00 o'clock A.M. and 4:00 o'clock P.M., at the North  front door of the Sunflower County, Courthouse, at Indianola, Mississippi, offer for sale and will sell in the manner required by law and in accordance with the provisions of said Deed of Trust, at public outcry, to the highest and best bidder for cash, the following described real property in said Deed of Trust, which is located and situated in Sunflower County, Mississippi, and more particularly described as follows:

Lot 7, less the West 100 feet thereof Block 8 of W. M. Faison’s Second S&G Addition to the Town (now City) of Indianola, Mississippi, as mapped and platted by John M. Harbert, Surveyor, a duplicate of which plat is of record in Book ʺ2ʺ Page 11 of the records of Town Additions on file in the office of the Chancery Clerk of said State and County.

      The title to said property is believed by me to be good, but I will sell and convey such title as is vested in me as such Substituted Trustee only, subject to all outstanding delinquent taxes.

NOTICE OF SALE

     WHEREAS, on May 11, 2011, Leo Patrick Flemming executed a certain Deed of Trust to Cousie Giglio, Trustee, in favor of Guaranty Bank & Trust Company as beneficiary; said deed of trust appearing of record as Instrument No. 2011003398, of the deed of trust records as contained in the office of the Chancery Clerk of Sunflower County, Mississippi; and

WHEREAS, on the 25th day of June, 1999, Clinton Simpson and Debbie Simpson, husband and wife, executed and delivered a certain Deed of Trust unto Wyman Jones, Trustee for Community Bank of Mississippi, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Sunflower County, Mississippi in Book I 35 at Page 473 Instrument# 3429; and
